Refrigerated warehouses
A cold storage warehouse is a purpose-built facility where temperature and humidity are kept under control so that products can be stored in stable conditions. Depending on the goods handled and the way they move through the building, the space may include separate areas for receiving, pre-cooling, chilled storage, freezing, processing and dispatch.
Comsales Grup designs and builds these facilities on steel frames, with walls and roofs made from insulated sandwich panels. Every cold-room project starts with the actual conditions on site: the available land, the amount of goods to be stored, the required temperature, the frequency of loading and unloading, and the equipment that will operate inside.

Modular structure and pre-planned technical routes |
A refrigerated building is more than a well-insulated shell with a cooling system installed inside. The steel structure, panels, doors, flooring and equipment must be considered as parts of the same system. A poorly sealed joint or an unsuitable door can lead to cold loss, condensation and higher operating costs.
The temperature of the products when they arrive also matters when sizing an industrial cold room. Fruit delivered directly from the field places a different demand on the system than goods that arrive already chilled. Door-opening frequency, daily intake and the time required for products to reach the target temperature must also be taken into account.
Main Types of Refrigerated Spaces
Pre-Cooling Room
A pre-cooling room is used to bring down the temperature of products quickly after harvesting, receiving or processing. It is commonly used in agriculture and food production, particularly for fruit, vegetables, meat and other temperature-sensitive goods.
Chilled Storage Room
A chilled storage room keeps products at positive temperatures without freezing them. It can be used for dairy products, beverages, fresh meat, medicines, vegetables or fruit. The operating temperature is selected according to the needs of each product.
Freezer Room
A freezer room is intended for goods that must be stored below zero. For large volumes and continuous use, an industrial freezer room can be designed to operate at temperatures as low as approximately –40°C.
Controlled-Atmosphere Warehouse
A controlled-atmosphere warehouse regulates not only temperature but also humidity and the composition of the air. This solution is used mainly for the long-term storage of fruit and vegetables because it slows ripening and helps preserve product quality.
Multi-Temperature Facilities
Several cold rooms, each operating at a different temperature, can be arranged within the same building. One room may be used for pre-cooling, another for fresh products and a third for frozen goods. This layout is suitable for companies that handle several categories of products.
There is no single solution that works for every business. The temperature regime depends on the product, the intended storage period, the temperature at which the goods arrive and how often they enter or leave the room.
How Is a Cold Storage Warehouse Built?
- Assessment of the products and site – the type of goods, required temperature, storage capacity, storage period and working schedule are discussed first. The site, vehicle access and available utilities are also reviewed.
- Technical design – the building dimensions, internal layout, structure, panel thickness, door type, flooring and equipment positions are established. Cold-room design must also consider the daily volume of incoming products and the required cooling time.
- Construction and installation – the foundations and steel structure are completed first, followed by the walls, roof, insulated panels and doors. Technical networks, monitoring systems and the equipment specified in the project are then installed.
- Testing and commissioning – air circulation, temperature and humidity are checked before the facility is used. The refrigeration system is tested under its intended operating conditions, after which the space is prepared for loading.
A straightforward facility may be completed within a few weeks. Where a project includes several zones, different temperature regimes and complex equipment, the work may take several months. The final schedule for a cold storage construction project is confirmed after the technical solution and all equipment have been approved.
Advantages of a Well-Designed Cold Storage Warehouse
Stable Temperature
A correctly selected system can maintain the required temperature even when goods are handled frequently. This helps products retain their properties and lowers the risk of losses caused by temperature fluctuations.
Easier Control of Energy Use
Good insulation makes a noticeable difference over time. PIR/PUR panels, insulated doors and properly sealed joints reduce the amount of warm air entering the facility. As a result, the refrigeration system does not need to operate continuously at maximum capacity.
Smoother Movement of Goods
Receiving, pre-cooling, processing and dispatch can be arranged in the same order as the actual workflow. Products spend less time outside the controlled environment, while staff and handling equipment follow clearer routes through the building.
Room for Future Growth
A well-prepared project can allow for expansion from the outset. If the structure and technical routes are positioned correctly, another cold room can be added later without rebuilding the entire facility.
Who Is This Solution Suitable For?
Cold storage warehouses are used by companies that handle temperature-sensitive products, including:
- meat producers and processors;
- dairy and beverage manufacturers;
- companies storing fruit and vegetables;
- frozen-food producers;
- agricultural businesses;
- distributors and logistics operators;
- pharmaceutical companies;
- food exporters.
Storage, processing and packaging areas can be combined with offices and staff facilities within the same project. For companies that also process goods, the cold storage warehouse can be integrated with processing plants, allowing receiving, processing and storage to follow one continuous workflow. This arrangement reduces unnecessary movement and makes daily operations easier.
A standalone industrial refrigerator may be sufficient for small volumes. Larger quantities, several temperature regimes or continuous operation require industrial refrigeration units integrated into a purpose-designed building with technical rooms, automation and permanent monitoring.
Request a Project Estimate
Do you have a site and plan to store, process or freeze products? Send the Comsales Grup team the required floor area, type of goods, operating temperature and estimated capacity. This information is enough to begin the assessment and identify a suitable technical solution.
Comsales Grup can deliver turnkey cold rooms, covering everything from design and the steel structure to insulated panels, flooring, doors, utility networks and refrigeration equipment, according to the scope agreed in the contract. Request an estimate to understand the work involved, the main project stages and the budget that should be planned.
Frequently Asked Questions
How much does it cost to build a cold storage warehouse in Moldova?
The price depends on the floor area, operating temperature, insulation, equipment and level of automation. An estimate is prepared after the site and storage requirements have been assessed.
Can Comsales include refrigeration equipment in the turnkey project?
The equipment can be included or coordinated, depending on the contract. The exact scope of supply and installation is agreed before work begins.
How long does it take to commission a cold storage warehouse?
A simple project may be completed within a few weeks. Buildings with several zones and complex equipment may require several months.
What temperature can be maintained in a cold room?
Depending on its purpose, the operating range may vary from approximately +15°C to −40°C. The exact temperature is selected according to the product and the required storage period.
What is the difference between refrigeration and freezing?
Refrigeration keeps products at positive temperatures without freezing them. Freezing uses sub-zero temperatures and is generally suitable for longer-term storage.
We design and build the following types of cold storage:
cold storage for preheating and storage with controlled atmosphere of fruits and vegetables (0 ° C -
cold stores for refrigerating or freezing meat, meat products, fruit and vegetables (-5 ° C - -25 °
